Terms and Conditions
  1. Introduction These Terms and Conditions ("Terms") govern your use of the services provided by Truck Zone LLC ("we," "our," "us"), including parking space rentals, office space rentals, and any associated services.
  2. Agreement to Terms By accessing or using our services, you agree to be bound by these Terms. If you do not agree to these Terms, do not use our services.
  3. Term of Lease Truck Zone LLC leases parking spots and office spaces to the Lessee for a one (1) month period beginning on [Insert Date]. This lease will automatically renew each month unless terminated by either party with at least 30 days' written notice.
  4. Rent and Payment
    - Rent Due: Rent is due in advance on the 1st day of each month.
    - Pro-Rated Rent: If the lease begins or ends mid-month, rent will be pro-rated accordingly.
    - Late Fees: A late fee of $25.00 per parking spot or office space will be charged if payment is not received within 5 days of the due date.
    - Returned Checks: A $50.00 fee will apply for any returned checks.
    - Automatic Payments: If Lessee does not have a credit/debit card or bank account information on file, an additional $25.00 per month per parking spot or office space will be charged.
  5. Use of Premises
    - Parking Spots: Lessee may only use the parking spots for parking trucks. Unauthorized uses, such as vehicle repairs, are prohibited unless expressly authorized by Lessor.
    - Office Spaces: Lessee may only use office spaces for business activities approved by Lessor. No illegal activities are permitted.
  6. Restrictions on Assignment Lessee may not sublet or assign their interest in the Leased Area(s) without the prior written consent of Lessor.
  7. Lessee Responsibilities
    - Maintenance: Lessee must maintain the Leased Area(s) in a clean, safe condition.
    - Compliance: Lessee must comply with all applicable laws, codes, and ordinances.
    - Indemnity: Lessee agrees to indemnify and hold Truck Zone LLC harmless from any claims, damages, or liabilities arising from their use of the Leased Area(s).
  8. Security Truck Zone LLC does not provide security for the Leased Area(s). Lessee is solely responsible for the security of their property and persons.
  9. Liability Truck Zone LLC is not liable for any loss or damage to Lessee’s property, including but not limited to trucks, office contents, or personal items.
  10. Insurance Lessee is required to maintain casualty and liability insurance for their use of the Leased Area(s). Truck Zone LLC must be named as an additional insured on these policies.
  11. Rules and Regulations
    Lessee agrees to abide by the following rules:
    - No Hazardous Materials: Lessee may not bring hazardous materials onto the premises.
    - No Unauthorized Persons: Lessee may not allow unauthorized persons to use the Leased Area(s).
    - Speed Limit: The speed limit within the premises is 5 mph.
  12. Termination Either party may terminate this agreement with 30 days' written notice. Upon termination, Lessee must vacate the premises, remove all property, and leave the area in good condition.
  13. Refund Policy Refunds are generally not provided. However, if there is an issue that may warrant a refund, you must contact Truck Zone LLC within 15 days of the transaction. All refund requests will be evaluated on a case-by-case basis.

  15. Entire Agreement These Terms represent the entire agreement between Truck Zone LLC and the Lessee, superseding all prior agreements or understandings.
  16. Changes to These Terms Truck Zone LLC reserves the right to modify these Terms at any time. Any changes will be posted on our website, and continued use of our services constitutes acceptance of the revised Terms.
  17. Governing Law These Terms shall be governed by and construed in accordance with the laws of the State of Michigan. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts in Wayne County, Michigan.
